MAKE YOUR LISTING STAND OUT

Want to sell faster and attract more buyers? It all starts with high-quality photos. A well-prepped home isn’t just about looking good—it’s about creating an emotional connection that makes buyers want to see more.

To get the most out of your real estate photography session, follow this simple guide. Everything should be set and ready before we arrive—once the shoot starts, we can’t shuffle items between rooms. If your home won’t be photo-ready, please reschedule by 5 PM the day before your appointment.

CURB APPEAL: SET THE SCENE

Polish & Prep:

  • Mow the lawn, rake leaves, and trim any overgrown plants

  • Open patio umbrellas for a polished, inviting look

  • Turn on fountains or water features if you have them

  • Store away yard tools, toys, and any visible clutter

  • Hide garbage bins out of sight

Clear Out:

  • Pool toys, cleaning equipment, and covers

  • Garden hoses (unless neatly coiled)

  • Security signs and miscellaneous yard decor

  • Cars from the driveway and in front of the house

  • Covers from grills and patio furniture

KITCHEN & DINING: KEEP IT FRESH

Style It Right:

  • Keep countertops clear—only decorative items should stay

  • Wipe down surfaces and appliances for a spotless look

Tuck Away:

  • Trash cans, mail, and anything that clutters the space

  • Fridge magnets, papers, or calendars

  • Dish soap, sponges, and cleaning products

  • Paper towel holders (if they’re not mounted)

  • Dishes in the sink or left on the counters

  • Floor mats (bare tile or wood floors look best!)

LIVING & FAMILY ROOMS: INVITE THEM IN

Make It Picture-Perfect:

  • Fluff pillows, straighten throws, and adjust curtains

  • Set the dining table with a simple centerpiece or leave it empty for a clean look

Declutter:

  • Personal items like framed family photos or certificates

  • Toys, pet beds, and everyday household items

  • Newspapers, magazines, and excess decor

  • Shoes, clothing, or anything that doesn’t belong in the space

BEDROOMS & BATHROOMS: HOTEL VIBES ONLY

Refresh & Reset:

  • Make beds look crisp—wrinkle-free sheets make a difference!

  • Open blinds or curtains to bring in as much natural light as possible

  • Clean mirrors and glass shower doors

  • Turn on all lights for a bright and welcoming feel

  • Organize closets and put away clothes and shoes

Remove:

  • Floor mats and small rugs (clean, open floors look best)

  • Nightstand clutter like books, chargers, or water bottles

  • Bathroom toiletries (shampoo, razors, toothbrushes, etc.)

  • Trash cans and tissue boxes

  • Pet items (food bowls, toys, beds—pets should be out of the shot!)

  • Hanging shower racks and bath sponges

  • Seasonal decorations and wall calendars

  • Bathroom scales—no one needs to see that!
